My concession speech after the 2017 General Election

Representing your home town in Parliament is one of the greatest honours you can have. I have enjoyed the seven years in which I've had the privilege of holding this office immensely and I hope my successor, Sarah Jones, gets the same joy and satisfaction in the role that I have.

Her successes will be the town's successes, and I wish her the best luck in the world.

In addition to the usual thank you's to the Returning Officer, to the staff, to the police that have made this very important exercise in democracy possible, I just wanted to say a few personal thank you's.

First of all I want to say thank you to my amazing team who contacted nearly 30,000 people during this campaign. I'm very sorry I was not able deliver the result your efforts deserved this election.

Secondly, I want to say thank you to David Cameron and Theresa May who gave me the opportunity to serve in Ministerial office first in the Whips Office then as Minister for Housing. It's a huge privilege to hold that office and I'm proud of the work that we did.

Thirdly, I'd like to say a public thank you to the amazing civil servants that I got to work with in the Whips Office and the Department for the Communities and Local Government. They don't get much attention in the public sphere, but this country is incredibly well served by its professional and committed civil servants.

Fourth and perhaps most importantly I'd like to say thank you to my family - to my mum, my wife Karen and my three sons. If there's one upside to this result from my perspective on a personal level it's that they'll get more of my time that they so richly deserve. I'm really grateful for the support they've given me.

It's been a huge privilege to serve this town, Sarah is going to discover what a huge privilege it is. I want to thank the people of Croydon Central for the tremendous generosity they've shown me this campaign whether they were planning to vote for me or not.
